Kohler Home Additions & ADU: The Orlando Owner’s Guide
We install and build Kohler-specified home additions and ADUs across Orlando, with typical projects landing between $45,000 and $130,000 for a full addition and $90,000 to $220,000 for a detached ADU. Most owners find us when a fixture or plumbing rough-in from an existing renovation has failed, the waterproofing behind a Kohler shower wall is leaking, or an old addition was never built to Florida code and now needs structural correction before new Kohler fixtures can go in. The good news is we stock Kohler-compatible valves, cartridges, and shower assemblies on our trucks, so a failed part rarely means a stalled project.
What we see most in Orlando is this: a homeowner starts planning an ADU or room addition, picks Kohler fixtures for the bath, then discovers the existing plumbing rough-in can’t support the pressure balancing valve a modern Kohler shower requires. Or they have a 15-year-old Kohler acrylic shower from the original build that’s cracked at the pan and leaking into the slab. Neither one is a mystery to us. We’ve been doing this work in Central Florida since 2005, and the pattern is consistent.
Which Kohler Models This Applies To

Our work touches the full range of Kohler bathroom fixtures that go into home additions and ADUs: shower valves and trim kits (K-2971 pressure balancing, K-2972 thermostatic), wall-mount and floor-mount tub fillers, cast iron and acrylic tubs, and bathroom sinks, toilets, and bidet seats. If your addition or ADU calls for a Kohler finish like Vibrant Brushed Nickel or Matte Black, we match the valve body to the trim – not the other way around – because mixing series generations is the fastest way to get a drippy or stuck handle.
Here’s a compatibility gotcha that catches people: a Kohler trim kit from the current lineup will not always fit an older valve body, even when both say “Kohler” on the box. Kohler has changed Rite-Temp valve internals over the years, and a 2008 pressure-balancing valve may need a specific cartridge (often the GP76851) that newer trims don’t accommodate. We identify the valve by reading the casting numbers on the body, not by guessing from a photo of the escutcheon. It takes five minutes behind the wall and saves you from buying a trim kit you can’t use.
OEM Kohler parts carry a one-year warranty from the manufacturer. We install OEM unless a client specifically asks for a quality aftermarket equivalent – and for ADU and addition projects, we recommend OEM because these fixtures are going into brand-new or newly permitted space. You want the manufacturer standing behind the part when the CO is already signed. That said, we’re an independent remodeler, not a Kohler affiliate, so we’re free to tell you straight when an aftermarket cartridge is actually the better buy for an older unit.

Signs Your Kohler Home Additions & ADU Is Failing
- Water stains wicking up the drywall near the shower pan. This usually means the waterproofing behind the Kohler shower failed at the pan-to-wall seam, or the pan itself has a hairline crack. In Orlando’s humidity, that trapped moisture turns to mold fast, and waiting will only increase the repair cost.
- The shower temperature fluctuates when someone flushes a toilet. That’s the pressure-balancing cartridge inside the Kohler Rite-Temp valve wearing out. It’s a $60-$90 part, but the labor to pull the trim and swap it is what most people call us for because they don’t want water damage behind the wall from a botched DIY.
- Low flow from the tub spout or shower head with no change from cleaning. This often traces back to debris clogging the Kohler valve cartridge or a failed diverter. On the older trim series, we regularly replace the whole cartridge and clean the supply lines before re-wrapping the threads.
- Grout or caulk cracking repeatedly along the Kohler shower base. That means the subfloor or slab underneath flexes more than the fixture does. In Orlando’s sandy soil, slab movement is common, and a shower base that shifts will keep cracking caulk no matter how many times you reseal it.
- The Kohler toilet rocks or the bowl leaks at the base after a year or two. A wax ring that’s shifted due to subfloor settling or an install that skipped a shim is the usual cause. We reset the toilet with a new ring and align the Kohler flange bolts, and the problem goes away for good.

AfterReplacement Cost & What’s Included

For most Kohler-related additions and ADU projects in Orlando, you’re looking at $45,000 to $130,000 when the scope includes framing, plumbing rough-in, electrical, drywall, tile, and finish fixtures. A smaller bathroom addition or converted garage ADU can run from $90,000 up, depending on whether it’s attached or detached. A standalone Kohler shower valve replacement runs much less: $300 to $650 installed, part and labor, when we can reuse the existing valve body.
Every quote we write includes a line-item breakdown before work starts – the part, the labor, the permit, the disposal – so the number you approve is the number on the invoice. Luca Romano sets that standard on every job. We pull the permit ourselves, and when the inspector signs off, the Kohler fixture is protected by the manufacturer’s warranty and our work carries the 365-Day Done Right Promise: if it’s not done right, we make it right.
DIY or Call Us?
You can inspect the grout lines, check for water staining around the shower base, and test the water pressure at the tub spout before calling. What you shouldn’t do is open the Kohler valve yourself to swap a cartridge if you’ve never isolated the water supply and depressurized the lines – hot water under pressure behind a stuck valve is a burn and a flood waiting to happen. And if the problem is behind tile or below grade, that’s not a DIY repair. That’s demolition with a plan.
Most homeowners in Orlando are better off having us diagnose it first. We identify the exact part, show you the price, and if it’s a simple swap we can typically do it right then. Call (850) 809-0306 and we’ll schedule a time that works – we keep you posted with before-and-after photos so you see exactly what was done.
FAQs

A Kohler Rite-Temp valve body can last 15 to 20 years, but the cartridge inside usually needs replacement every 8 to 12 years, sometimes sooner in Orlando where hard water shortens the lifespan. If you’re seeing temperature swings, you likely need a cartridge, not a whole new valve. Call (850) 809-0306 and we’ll tell you the cost over the phone before we ever walk through your door.
Hairline cracks in Kohler acrylic pans can sometimes be repaired with a specialty acrylic patch, but if the crack runs through the drain opening or the pan flexes underfoot, replacement is the only fix that stops water from reaching the subfloor. We’ll tell you honestly which route holds up. A free estimate is a quick call away at (850) 809-0306.
Most Kohler cartridge or trim swaps take 1 to 2 hours, including testing for leaks and flushing the lines. If the valve body itself has to be replaced inside a finished wall, that’s a half-day job with tile work and waterproofing. We give you a written time window and live arrival updates so you’re not sitting around waiting.
We stock the most common Kohler cartridges and pressure-balancing kits on our service vans in Orlando, and for full additions and ADUs we order fixtures directly from Kohler and our other material partners including KraftMaid and Cambria. That means no mystery delays and no drop-shipped surprises.
