Toto Home Additions & ADU: The Orlando Owner’s Guide
If you’re reading this, you likely have a Toto fixture or surface in a planned addition or ADU and a component that has failed, is out of spec, or simply won’t work with the space you’re building. A Toto-compatible home addition or ADU installation in Orlando typically runs $45,000 to $130,000 when we’re handling the full build, and we stock the common Toto-compatible installation parts on our trucks so the fixture work doesn’t stall the bigger job. Most Orlando homeowners discover the problem the same way: the rough-in measurements don’t match the Toto spec sheet, or the existing flange/valve/seat interface from an older remodel is no longer compatible with the Toto series they picked.
We’re an independent Orlando contractor, not a Toto dealer or affiliate. What we are is a crew that has installed enough Toto across kitchen and bath additions to know exactly which trim, seal, and rough-in kits fail first in Central Florida humidity and hard water. This page tells you what that part is, what it costs to replace or install correctly, and whether you need us at all.
Which Toto Models This Applies To

Most of our Toto-related addition and ADU work in Orlando centers on the residential lines homeowners actually choose: the Drake, Ultramax, Neorest, and the Promenade. The compatibility gotcha is almost always the same thing: Toto uses a proprietary rough-in depth on certain Drake and Neorest bowls, and if your new ADU wall was framed to a generic 12-inch rough-in, it won’t land correctly without moving the flange or adapting the carrier. We see this on College Park bungalow additions and new ADUs off Michigan Street alike.
Here’s the part most people miss: identify your Toto model from the stamp inside the tank, not the lid. Tanks get swapped between bowls all the time. The lid may say Drake while the bowl is actually an EcoPower. That mismatch is exactly the kind of thing that turns a half-day trim install into a second trip for parts. As for OEM versus aftermarket: for Toto’s flush valves, fill valves, and wax-free seals, we install OEM or exact-spec equivalents. For shims, supply lines, and escutcheons, quality aftermarket is fine and costs less. We’ll tell you which is which when we hand you the written line-item quote, before any work starts.

Signs Your Toto Home Additions & ADU Is Failing
- Constant slow refill between flushes: The fill valve diaphragm in Orlando’s mineral-heavy water wears out faster than Toto’s published lifespan. You’ll hear the tank top-up every twenty minutes. That’s the fill valve, not the flapper.
- Ghost flushing at 3 a.m.: A decaying flapper or tower seal lets water leak down slowly until the fill valve kicks on. It’s common in ADUs where the toilet sits unused for weeks at a time, then suddenly starts cycling.
- Wobble at the base: A wax ring that has failed due to humidity and slab movement lets the bowl rock. Over time that wobble cracks the flange. This is the number one failure we see in Orlando additions built on slab.
- Water staining at the ceiling below a second-floor ADU bath: The Toto bowl-to-tank gasket, not the supply line, is the usual culprit. It’s a two-dollar part hiding behind a two-thousand-dollar ceiling repair if ignored.
- Button flush won’t return to position on a Neorest: The pneumatic tube or actuator has dried out and split in attic heat or air-conditioned dry air. It’s a simple swap if caught early.

AfterReplacement Cost & What’s Included

For the part itself, installed, Orlando pricing breaks down like this. A fill valve or flapper replacement runs $180 to $340 with labor and parts. A wax-free seal or flange repair lands between $250 and $550 depending on access and whether we’re pulling the toilet and resetting it. A full Neorest actuator or pneumatic tube job is typically $300 to $600. If the problem sits inside a larger addition or ADU remodel, the full project price of $45,000 to $130,000 covers all fixture rough-in and finish work as part of the written contract.
Why the range? Access. A first-floor slab toilet with open walls is fast. A second-floor unit with tile tight to the base takes longer and may require a tile-safe reset. Everything is part-plus-labor, no hidden line items, and the invoice you approve before we start matches the one you pay when we leave. The 365-Day Done Right Promise covers any failed part we installed. If it fails because of our work, we come back and make it right. That’s in writing.
DIY or Call Us?
Anything on the surface is fair game for a careful homeowner: checking the stamp inside the tank, confirming whether the fill valve is hissing, tightening a loose supply nut. But if the bowl moves at all, if you’re unsure of the rough-in on a wall you just framed for an ADU, or if the toilet is upstairs and you can’t see what’s happening below the floor, stop. A mis-seated drain assembly over a finished ceiling or newly painted drywall is an expensive second project.
We’ve walked into enough Orlando homes where a $12 flapper became a $900 subfloor repair because someone kept tightening the same loose bolt. Good work doesn’t need a speech; it just needs to hold up. If you want the part matched correctly and the job done once, call (850) 809-0306. The quote is free and the number you see is the number you pay.
FAQs

Expect four to seven years from fill valves and flappers in Orlando’s hard, mineral-heavy water. Toto’s stated lifespan assumes average municipal water conditions, which Central Florida rarely matches. Hard water accelerates diaphragm and seal wear noticeably.
Some parts can be cleaned and reinstalled, but it’s usually not worth it. A fill valve diaphragm that has mineral buildup can be descaled once, but the rubber stays stiff. By the time you’re noticing symptoms, replacement is cheaper than repeat labor. Call (850) 809-0306 and we’ll tell you straight whether cleaning is even worth your time.
A fill valve, flapper, or tower seal takes under an hour. A full toilet pull, flange repair, and reset takes two to three hours. A Neorest actuator replacement is a half-day job only because of the panel removal and reset.
We stock common Toto-compatible fill valves, flappers, tower seals, wax-free seals, supply lines, and tank-to-bowl gaskets for the Drake, Ultramax, and Promenade lines. Neorest-specific trim and actuator parts are ordered per job and usually arrive in Orlando within two business days. If you need it today, call (850) 809-0306 and we’ll verify truck stock before we send a technician.
