Boxabl Windows & Doors: The Orlando Owner’s Guide

Boxabl window and door replacement in Orlando typically runs $1,200 to $4,800 installed, depending on whether we’re swapping a single window or a full door assembly. Sawyer Remodel Orlando stocks the common Boxabl door hardware and window sizes on the truck, so most calls in the Orlando metro are diagnosed and fixed in one visit. What we see most: a door that no longer seals tight against Florida humidity, or a window that fogs between the panes because the factory seal let go.

Boxabl uses compact, modular openings sized for transport, not for off-the-shelf units at the big-box stores. That’s the first thing owners run into. A Boxabl door isn’t a Home Depot 36-inch slab you can grab on a Saturday; it’s a narrower, custom-height unit built to fold and lock into the Casita’s steel frame. When one fails, you need a supplier who knows the difference, not someone who shows up and starts guessing.

Which Boxabl Models This Applies To

A single-story rear room addition with tall windows and a new patio

We work on the Boxabl Casita line, which is what nearly every owner in Orlando has, whether it’s parked as an ADU in College Park or set up as a rental unit near Baldwin Park. The window and door openings are identical across Casita builds, but there’s a gotcha: early production units used a slightly different door hinge pattern than units built after 2023. If you don’t match the hinge pattern, the door hangs crooked and the seal fails within a season.

OEM replacement matters here. Boxabl’s door frames are factory-welded into the module, so an aftermarket door needs an adapter kit to sit right. We carry both the factory-spec units and a quality aftermarket line that fits with the same adapter hardware. Windows are more forgiving; the factory glass is a standard laminated unit, and a good Florida-grade replacement with the same thermal rating performs just as well. The sticker on the hinge side of each window tells you the exact size, and the door plate under the handle has the build date.

Sawyer Remodel Orlando is an independent contractor, not affiliated with Boxabl, but we’ve been correcting the same fits-and-finish issues in these units long enough to know what works and what doesn’t.

Signs Your Boxabl Windows & Doors Is Failing

  • Condensation between the panes. The factory seal on the double-glazed unit has failed. In Orlando’s humidity, this shows up fast once the seal goes. The glass will never dry out on its own; it needs a replacement sealed unit.
  • The door binds at the top corner. Boxabl frames settle after delivery, and the door can shift a few millimeters. If you have to lift the handle to close it, the hinges are wearing and the frame needs re-shimming before the issue worsens.
  • A soft “give” when you lean on the window frame. The perimeter seal between the window and the steel wall has loosened. Water intrusion follows shortly in Central Florida’s thunderstorm season.
  • You hear the road like the window is open when it’s shut. The compression gasket around the frame has gone flat. Boxabl windows depend on that gasket for sound control and weather-tightness; once it compresses, it doesn’t bounce back.
  • The door lock is stiff or the deadbolt misses the strike plate. The door has dropped in its frame. This is the most common service call we get in Orlando, and it’s almost always an adjustment plus a new strike plate, not a new door.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

In Orlando, plan on $1,200 to $4,800 for a full Boxabl window or door replacement, installed. A window swap runs $1,200 to $2,200 per unit; a complete door assembly with frame adjustment begins at $2,600. The lower end covers a straight glass replacement with the factory gasket re-seated. The upper end covers a full door and frame correction on a unit that’s out of alignment.

Every quote includes the part, all labor, haul-away of the old unit, re-caulking and weather-taping, and the written warranty on our work. We hand you a written line-item price before any tool is picked up, and the number on that quote is the number you pay at the end. If the repair fails within the year, our 365-Day Done Right Promise covers a second visit and the fix, no argument.

DIY or Call Us?

Boxabl windows and doors are genuinely safer to DIY than residential windows, because they’re smaller and lighter. But the frame is steel. If you over-torque a screw into a Boxabl window channel, you’ve just stripped the anchor point and we’re now installing a new channel, not just a new window. That’s the mistake we see from homeowners who watch a YouTube video and go at it with a drill set to max.

Some of this follows a pattern on these units. If the door is merely binding at the latch, a homeowner can adjust the striker with a Phillips head and a little patience. If the window is fogged, the glass unit needs to be ordered and the steel channel re-set with butyl tape under the rim. That’s the line. If you’re past it, call us at (850) 809-0306 and we’ll have a background-checked tech out with the right parts.
