Boxabl Home Additions & ADU: The Orlando Owner’s Guide
A Boxabl home addition or ADU in Orlando typically runs $45,000 to $130,000 fully installed, depending on site prep, utility tie-ins, and finish level. We handle the complete build from pad to paint, and we keep the price in writing before the first tool comes out. Most owners reach out after their initial plan stalls, whether it’s a setback issue, an HOA question, or a contractor who quoted the shell but not the site work.
What you’re looking at is not a small parts swap. This is a structural project on your property, and in Orlando it means dealing with hurricane codes, flood zones in some pockets, and sandy soil that shifts more than people expect. We’ll walk through what actually drives the cost so you’re not guessing.
Which Boxabl Models This Applies To

Boxabl builds two primary modules: the Casita (roughly 20 by 20 feet, 400 square feet) and larger multi-module configurations that combine for ADUs up to 1,200 square feet or more. The Casita is what most Orlando homeowners start with for an accessory dwelling unit or a backyard office. Multi-module Boxabl builds are less common here, partly because Orlando’s residential lots run narrow in older neighborhoods like College Park and Audubon Park, and partly because combining modules means real engineering, not just bolting two boxes together.
Here’s the compatibility gotcha most people miss: a Boxabl module is not a finished structure when it lands. The factory ships the steel-framed shell pre-plumbed and pre-wired, but the foundation, utility hookups, skirting, and interior finish work happen on your site. That’s where the real cost difference between quotes comes from. We’re an independent contractor, not affiliated with Boxabl, and we handle everything from the pad to the final finish. OEM Boxabl components are fine for the module itself; for the parts that live outside the shell (foundation anchors, roof flashings at the mating line, exterior trim), we use aftermarket materials rated for Florida exposure because the stock options often aren’t built for our humidity.

Signs Your Boxabl Home Additions & ADU Is Failing
If you already have a Boxabl on your lot and something feels off, the symptoms usually show up in one of five ways:
- Uneven floor or a door that suddenly sticks. Orlando’s sandy soil settles, especially after the rainy season. If the pad wasn’t compacted right or the module wasn’t anchored to spec, the whole box can rack slightly. The door sticking is the first sign; hairline cracks at interior corners come next.
- Condensation or musty smell along the bottom skirt. Humid air gets under the module, and if the skirting isn’t vented properly, moisture builds. You’ll see it first on interior baseboards or smell it near the floor registers.
- Water staining at the module seam. On multi-module Boxabl builds, the seam between modules is the weak point in a Florida downpour. If the flashing shifted or the sealant aged out, you’ll see a faint line at the ceiling corner after heavy rain.
- AC running constantly with rooms still warm. The factory HVAC is sized for the module, not for Orlando’s July heat load with direct afternoon sun. Undersized ducting or poor insulation at the mating line shows up as hot rooms and a unit that never cycles off.
- Rust blooming on exterior anchor points. Salt air and humidity eat exposed steel. If you live closer to the coast or near a lake, check the anchor brackets and lower frame flanges. Surface rust is cosmetic; bubbling or flaking means it’s time for replacement hardware.

AfterReplacement Cost & What’s Included

Here’s what you’re actually paying for on a Boxabl home addition or ADU project in Orlando:
| Line Item | Typical Range |
|---|---|
| Site prep and foundation pad | $8,000 – $18,000 |
| Module delivery and crane placement | $4,000 – $9,000 |
| Utility connections (water, sewer, electric) | $6,000 – $15,000 |
| Interior finish (flooring, trim, paint) | $10,000 – $30,000 |
| Permits and inspections | $2,000 – $6,000 |
| Exterior skirting, steps, and site finish | $5,000 – $15,000 |
The spread comes down to three things: how far your utility lines have to run, whether your lot needs fill or extra compaction, and how much finish work you want inside. A bare-bones Boxabl with vinyl flooring and builder-grade trim lands near the bottom. A hardscape patio, upgraded flooring, and custom cabinetry push toward the top. Every quote we write is line-item and fixed. The number you approve is the number you pay, and the 365-Day Done Right Promise covers the work for a full year after we close the project.
DIY or Call Us?
You can handle some prep work yourself: clearing brush, marking utility lines with Sunshine 811, maybe pulling old fencing. You should not attempt to set a Boxabl module on your own pad, run electrical service, or tie into your sewer line. Crane placement on a residential Orlando lot goes wrong fast, and a module that’s half an inch out of level will fight you for the next ten years. We’ve also seen homeowners pour their own pad to the wrong elevation, and every fix costs more than the original pour. If you’re serious about this project, get the pad and utilities done by people who do it every week. Call (850) 809-0306 and we’ll give you a straight answer on what your lot can handle and what it’ll cost.
FAQs

A properly set and finished Boxabl module should last 30 to 50 years in Orlando, but the site work underneath it matters more than the module itself. The steel frame will outlast the pad, the skirting, and the sealants. Budget for resealing the mating surfaces every 5 to 7 years, more often if your lot doesn’t drain well. Call (850) 809-0306 for an inspection if your module is over five years old and hasn’t been resealed.
Most Boxabl failures are repair jobs, not replacements. Sticking doors, settled pads, failing sealants, and rusted anchors are all fixable without touching the module shell. We’ll tell you straight if the repair doesn’t make sense, but in our experience, nine out of ten Boxabl issues in Orlando are site-work problems that cost a few thousand to fix, not a new module.
Most Orlando Boxabl additions take 8 to 14 weeks from permit to final inspection. The module delivery itself is one day. The time goes into the pad, utilities, permit review with Orange County or the city of Orlando, and the finish work. Rain in August will add a couple weeks. Call (850) 809-0306 and we’ll give you a week-by-week schedule before you commit.
We stock common aftermarket parts that work with Boxabl modules: anchor brackets, skirting, sealants, flashing, and hardware rated for Florida exposure. Factory Boxabl components are ordered direct and take one to two weeks. If you’re mid-failure and need a fix now, we can usually stabilize the problem on the first visit and finish the permanent repair once parts land.
