Plant Prefab Roofing: The Orlando Owner’s Guide

We stock and install Plant Prefab-compatible roofing components in Orlando, with most replacements running $400 – $1,800 for targeted repairs and $8,000 – $20,000 for full roof replacement on a Plant Prefab structure. Most owners discover a problem the way you probably did: a water stain on the ceiling after a hard Florida downpour, or a visible sag in a roof panel that wasn’t there last summer. The good news is we can usually diagnose it in one visit and have the part on hand or ordered within a week.

Sawyer Remodel Orlando is an independent service provider. We’re not affiliated with Plant Prefab, but we’ve worked on enough of their structures across Central Florida to know exactly which roofing systems they’ve specified over the years and what fails on them in this climate.

Which Plant Prefab Models This Applies To

A whole-home remodel with the living, dining and kitchen areas opened up

Plant Prefab has used several roofing approaches across their model lines, and the right part depends on which one you have. The LivingHome series, their most common residential line, typically ships with a factory-built roof cassette that uses concealed fasteners and a modified bitumen or TPO membrane depending on the build year and climate zone you ordered for. The YB-series accessory units sometimes use a simpler metal standing-seam profile.

The compatibility gotcha we see most often in Orlando: older Plant Prefab units specified for California’s dry climate used a lighter-gauge flashing detail that doesn’t hold up to our summer thunderstorm cycles. If your unit was built before roughly 2018 and relocated here, the roof-to-wall transition flashing is usually the first thing to check. We’ll match the panel profile and fastener spacing to your specific build, and we’ll tell you honestly when an OEM part is worth the wait versus a quality aftermarket equivalent that meets or beats the spec. In most cases, the aftermarket flashing and membrane products from GAF and CertainTeed perform better in Florida humidity than the original factory parts.

Signs Your Plant Prefab Roofing Is Failing

  • Water staining at the ceiling-wall junction. This is almost always the roof-to-wall flashing losing its seal. Plant Prefab cassettes are factory-sealed, but the transition where roof meets formed wall is a site-assembled joint, and in Orlando heat it expands and contracts enough to crack the sealant within five to seven years.
  • Peeling or bubbling at the membrane seams. TPO and modified bitumen both break down faster under our UV load than in most regions. A seam that starts to lift lets water sit against the plywood substrate, and from there rot moves fast.
  • Visible rust or corrosion at panel fasteners. Coastal-adjacent humidity in Orlando means fasteners take a beating even miles inland. Rusted fastener heads usually mean the gasket below has failed too.
  • Soft spots when you walk the roof. If the deck sheathing under the membrane feels spongy, water is already in the cassette. This is a replacement situation, not a patch job, because the prefab panel loses structural integrity quickly once the substrate gets wet.
  • Indoor temperature spikes in the room directly below the roof. A failed membrane or delaminated insulation inside the cassette makes your HVAC work harder. If one room runs consistently warmer than the rest of the house, roof insulation may be saturated.

Replacement Cost & What’s Included

A remodeled family room with new windows and a window seat

In Orlando, a targeted Plant Prefab roof repair typically lands between $400 and $1,800 depending on how much flashing needs re-sealing, how many membrane seams need re-welding, and whether we’re replacing fasteners across a small section or a large panel. A full roof replacement on a Plant Prefab structure runs $8,000 to $20,000 depending on square footage, the condition of the underlying cassettes, and the membrane system you choose.

Every quote includes parts, labor, disposal, and the written price lands in your hands before any work starts. That’s The Relay Visibility Guarantee and it means what it says: the number you approve is the number on the invoice. We back all roofing work with our 365-Day Done Right Promise, so if something isn’t holding up within a year, we make it right at no charge.

DIY or Call Us?

You can safely check a few things from a ladder: look for lifted flashing, cracked sealant at the joints, and rust around fastener heads. A visual inspection and photos help us give you a rough idea of scope before we send a technician. What you shouldn’t do is climb onto a Plant Prefab roof yourself. The membrane gets slick in Orlando humidity, the panels aren’t designed for foot traffic the way a standard truss roof is, and if you’re on a second-story unit, the structure may not arrest a fall the way you’d hope. Roof work on any prefab structure is best left to a trained crew with the right safety equipment.

If you’ve spotted one of the symptoms above, call us at (850) 809-0306 and we’ll schedule a free estimate. Luca Romano or one of our lead techs will walk the roof, give you a straight answer on what’s failing and what it costs, and you decide from there.
