James Hardie Bathroom Remodeling: The Orlando Owner’s Guide
A full James Hardie bathroom remodel in Orlando typically runs $9,000 to $28,000 installed, and most projects take two to four weeks depending on scope. We stock James Hardie backer board, trim, and panel products on our trucks, which means we can usually start the tear-out and prep phase within days of your estimate, not weeks.
Most Orlando homeowners call us after they peel back a loose tile or notice soft drywall near the tub and find water has been sitting against the substrate for months. By the time you see the stain, the material behind it has already been failing. James Hardie makes fiber-cement products that hold up dramatically better than standard gypsum board in wet Orlando conditions, but even the right product fails if it was installed wrong the first time, or if a previous remodel cut corners on waterproofing.
Which James Hardie Models This Applies To

In bathrooms, the James Hardie product you’re most likely dealing with is HardieBacker cement board, which comes in two main forms: the original HardieBacker 500 (half-inch thick, the standard for walls and floors) and HardieBacker 1000 (quarter-inch, for floors and countertops). There’s also HardieBacker with HydroDefense, a newer version with a built-in moisture barrier that skips the separate vapor-barrier step. Knowing which one is behind your tile matters when we quote the scope, because the HydroDefense version changes how we approach the waterproofing layer.
One compatibility gotcha we see in Orlando homes all the time: HardieBacker 500 is not the same as HardieBacker EZ Grid, which is the half-inch panel cut for non-standard stud spacing. If your home was built in the 1970s or earlier, College Park bungalow era, the stud spacing may not be 16 inches on center, and a previous contractor may have forced the wrong board in. That’s the kind of thing that shows up as cracked grout and loose tile within a year or two. For replacement board, we use genuine James Hardie OEM products, because the fiber-cement density spec on aftermarket boards varies enough that tile adhesion and moisture resistance become a question mark, not a guarantee.

Signs Your James Hardie Bathroom Remodeling Is Failing
- Grout cracking along the same line repeatedly. This usually means the backer board behind the tile is flexing, which happens when the board wasn’t screwed to the studs on the proper schedule or the wrong board thickness was used. The grout isn’t the problem; the substrate is moving.
- Loose or hollow-sounding tiles near the tub or shower base. Water has worked its way behind and started breaking the bond. In Orlando’s humidity, mold follows fast once moisture is trapped. This is almost always a tear-out situation, not a re-grout job.
- Soft or flaking drywall where the bathroom wall meets the ceiling or floor. That’s water wicking up from failed waterproofing below. HardieBacker does not wick like gypsum does, so if you’re seeing this, the waterproofing layer or the board seam was never done correctly.
- Musty smell that comes back after cleaning and re-caulking. Mold is living inside the wall cavity. Surface cleaning doesn’t reach it. The only real fix is opening the wall, removing the wet board, and replacing it with properly waterproofed James Hardie board.
- Shower tile bulging outward or a visible seam line through the tile. The backer board seam was not taped and mudded before tile went up. This is installer error and it will only get worse. The board itself is fine; the install wasn’t.

AfterReplacement Cost & What’s Included

A James Hardie bathroom remodel in Orlando lands between $9,000 and $28,000. The spread depends on bathroom size, whether we’re doing a full gut or a targeted wall replacement, and what goes back in, because a walk-in shower with a glass enclosure costs more than a standard tub surround. Here’s how that range breaks down in an average Orlando home:
| Scope | Typical Orlando Price |
|---|---|
| Shower wall tear-out, new HardieBacker, waterproofing, tile | $4,500 – $12,000 |
| Full small bathroom remodel (tub/shower, floor, vanity, fixtures) | $9,000 – $18,000 |
| Primary bathroom remodel with walk-in shower and custom tile | $15,000 – $28,000 |
Every quote we write in Orlando includes tear-out, disposal, new James Hardie board, seam taping, waterproofing, tile, grout, and the finished trim work. The number you approve is the number you pay, and it’s backed by our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing, on every job.
DIY or Call Us?
You can safely do a few things before calling: shut off the water supply to the bathroom if you suspect an active leak, take photos of the failing area with a tape measure in frame, and check whether the tile moves when you press on it lightly with your palm. Don’t start pulling tile or cutting into the wall, especially in an older Orlando home where the original board may be the only thing holding a wet wall together. You could be dealing with mold behind that surface, and opening it up without proper containment sends spores through the house.
What you shouldn’t do is patch over the problem. Re-tiling over failed HardieBacker, or caulking a gap that’s really a structural seam, buys you months at most and makes the eventual fix cost more. Luca Romano has seen enough DIY attempts in Central Florida to say it plainly: good work doesn’t need a speech, it just needs to hold up. If yours isn’t holding up, call (850) 809-0306 and we’ll price the fix honestly.
FAQs

Properly installed James Hardie fiber-cement board lasts 30 to 50 years, but the tile and waterproofing on top of it typically need attention every 15 to 25 years in Orlando’s climate. The board rarely fails on its own; it fails when water gets to the seams or the board was installed without proper waterproofing. Call (850) 809-0306 for a free estimate and we’ll tell you exactly what’s behind your tile.
In some cases yes, if the damage is contained to one section and the surrounding board is still solid and dry. But if the leak has been running for months, the damaged area is usually larger than it looks from the surface, and a partial patch becomes a temporary fix. We’ll tell you the truth either way, and the estimate is free.
A wall or shower surround replacement typically takes three to five working days. A full bathroom remodel with new HardieBacker throughout takes two to four weeks depending on tile work and fixture lead times. We give you a written schedule before work starts, and you’ll get photo updates as the job progresses.
Yes, we keep HardieBacker 500, HardieBacker 1000, and HardieBacker with HydroDefense on our trucks for Orlando jobs, along with the correct seam tape and fasteners. No waiting on a supplier run for the most common sizes. For larger or unusual orders, we pick up the material before we arrive.
