ActiveYards Home Additions & ADU: The Orlando Owner’s Guide

Adding square footage to an Orlando home with ActiveYards components typically runs $45,000 to $130,000, depending on whether you’re framing a bump-out, closing in a lanai, or building a detached ADU from slab to ridge. We stock and install ActiveYards-compatible framing, railing, and panel systems, and we can usually have a plan and a written price in your hands within a week of the first site visit. Most Orlando homeowners discover they’ve outgrown a part or a system when a post shifts, a panel delaminates, or a railing no longer meets Florida wind code, and by then the wise move is a full replacement rather than a patch job.

This page exists because ActiveYards parts fail in predictable ways in Central Florida heat and humidity, and you shouldn’t have to chase down compatibility specs yourself. We’ll cover what fits what, what it costs, and when you’re better off letting a contractor handle it.

Which ActiveYards Models This Applies To

A garage converted into a guest room and home office

ActiveYards builds aluminum and vinyl fencing, railing, and structural panel systems that get used in home additions and ADU projects across Orlando: screened porch enclosures, pool deck railings, carport-to-room conversions, and backyard accessory units. The compatibility gotcha most owners miss is that ActiveYards post sizes and rail-to-post brackets vary by series. A Series 20 post won’t accept a Series 30 rail bracket without an adapter, and mixing them voids any manufacturer warranty and creates a wobbly connection that a Florida inspector will flag.

You can identify your series two ways. First, look for the laser-etched code on the inside of a post cap or the underside of a horizontal rail; it reads something like “AY-30-42” where the first number is the series. Second, measure the post wall thickness. Series 20 runs 0.055 inch, Series 30 runs 0.070 inch, and the commercial Series 40 hits 0.095 inch. If your labels are gone, measure. Do not guess.

On the OEM-versus-aftermarket question: for ActiveYards rail brackets, post caps, and gate hardware, OEM is worth the extra cost because the tolerances matter at the connection point. Generic aftermarket brackets from a big-box store rarely seat flush on ActiveYards post profiles, and a loose bracket is how you get a railing that fails wind load in a summer thunderstorm. For panels and infill boards, quality aftermarket aluminum that matches the gauge will hold up fine, but we tell Orlando homeowners upfront which pieces we’re using and why.

Sawyer Remodel Orlando is an independent contractor, not an ActiveYards dealer or affiliate. That means we stock parts that work with ActiveYards systems but we’re not limited by a franchise parts catalog.

Signs Your ActiveYards Home Additions & ADU Is Failing

  • Railing wobbles at the post-to-deck connection. This usually means a post base has corroded at the anchor point, common in Orlando where rain cycles soak the deck surface and UV bakes the coating. The post sleeve may still look fine while the internal bracket rusts through.
  • Panels delaminate or bubble along the bottom edge. In Florida humidity, trapped moisture behind vinyl or aluminum panels causes the finish to lift. Once delamination starts, water is already in the channel, and caulking over it makes it worse.
  • Gate sags or drags during the humid months. Wood-framed gates behind ActiveYards railings swell in June and shrink in January. The ActiveYards hardware isn’t the problem; the underlying frame is. Replacing hinges won’t help until the frame is squared.
  • Visible corrosion at rail-to-post brackets. Aluminum doesn’t rust, but the steel screws and internal brackets ActiveYards uses will corrode eventually, especially within five miles of the coast or near a chlorinated pool deck.
  • An addition feels hotter than it should. If a panel system was used as part of a sunroom or lanai enclosure and the room runs ten degrees above ambient, the panel’s thermal break has failed or wasn’t installed correctly in the first place. In Orlando that’s a real problem by mid-July.

Replacement Cost & What’s Included

A second-story addition that matches the existing roofline

The $45,000 to $130,000 range for ActiveYards-compatible home additions and ADUs in Orlando covers a lot of ground because a simple carport enclosure with a railing rebuild is a different animal than a 600-square-foot detached ADU with plumbing, electrical, and a new ActiveYards deck rail system. On the lower end, you’re replacing and reanchoring existing ActiveYards posts and rails while adding a room. On the higher end, you’re pouring a slab, framing, tying into the main panel, and installing all-new ActiveYards components to code.

Every estimate we write in Orlando is line-itemed: materials, labor, permits, disposal. You see the number before any work starts, and that number doesn’t change unless you change the scope. We pull permits in Orlando and unincorporated Orange County, and we schedule the inspections so you’re not chasing the city. The 365-Day Done Right Promise applies here like every other Sawyer Remodel Orlando project: if something isn’t done right, we make it right, in writing, for a full year after the job closes.

DIY or Call Us?

You can safely check a few things yourself: measure your post dimensions, read the series code, take photos of the failed connections, and clean debris out of post caps. What you shouldn’t do is attempt structural work on a home addition or ADU, especially in Orlando where wind load requirements changed after Hurricane Irma and inspectors are strict. A railing that gives way on a second-story deck or a panel system that fails during a storm isn’t a cosmetic problem.

If the job involves reanchoring posts to concrete, reframing a gate opening, or tying new structure to the existing roofline, call a licensed contractor. Good work doesn’t need a speech, it just needs to hold up. And if you want a written price before any tools come off the truck, call (850) 809-0306 and we’ll schedule a site visit.
