GAF Windows & Doors: The Orlando Owner’s Guide
If you have a GAF window or door that’s sticking, fogged, or leaking air, we stock the replacement parts and install them across Orlando, typically between $450 and $1,800 for a full window replacement and $350 to $1,200 for door hardware or sash work. Most owners notice the failure first thing in the morning: condensation trapped between the glass panes, a door that suddenly scrapes the frame, or a lock that won’t throw. GAF windows and doors are built to a specific spec, so matching the part to your exact model matters more than the brand on the sticker. That’s the work we do every week across Orlando, from College Park to Lake Nona.
Which GAF Models This Applies To
GAF’s window and door line runs across a few distinct series: the Timberline series (named for the roofing line, used mostly in attached garages and lanai conversions), the Weather Stopper line (hurricane-rated, most common in Central Florida), and the Legacy series (post-2015 builds, with the updated weep system). You’ll find the model number on a white sticker on the inside edge of the sash or the door jamb, just above the hinge. If the sticker is gone, measure the visible glass width and height in inches and we can match it. One compatibility gotcha we see often in Orlando: Legacy series glass packs do not interchange with Weather Stopper frames, even when the measurements are identical. The weep channel geometry is different by about 3/16 of an inch, and forcing the wrong pack leaves the frame sitting proud of the sash. For GAF specifically, OEM glass packs are worth the extra cost over aftermarket, because the Low-E coating on aftermarket units often reads visually different side by side with an untouched OEM unit. Sawyer Remodel Orlando is an independent service provider, not affiliated with GAF, but we order OEM parts through the same distribution channels GAF uses for warranty work, so the parts are genuine.

Signs Your GAF Windows & Doors Is Failing
- Condensation between the panes. The factory seal between the two glass sheets has released. This is the most common GAF window failure in Orlando’s humidity, and it never clears on its own. The window still functions, but the insulating gas is gone and the glass will never look clean again.
- A sash that drops or won’t stay open. The spiral balances inside the frame have lost tension. GAF uses a specific balance shoe (the 15-series shoe, in most units), and aftermarket shoes from a big box store will not seat correctly.
- A door that scrapes the threshold. This is rarely the door slab. In Orlando, slab foundations shift seasonally with the wet and dry cycles, and the hinge screws back out of the jamb. The fix is often re-shimming the hinges or resetting the threshold.
- Water streaks on the interior wall below the window. The weep holes at the bottom of the frame are clogged with dirt or stucco overspray. Water that should drain outside is backing up and running inside the wall cavity.
- A lock that won’t throw or a handle that spins. The internal linkage on GAF multi-point door locks has a plastic guide block that cracks after repeated slamming. It’s a $40 part and about an hour of labor, but you can’t fix it without pulling the lock body.

AfterReplacement Cost & What’s Included
For Orlando, expect to pay $450 to $1,800 installed for a full GAF window replacement, with the average single-hung running around $650 to $900. If it’s just a glass pack, the range drops to $250 to $550 per unit. Door work runs differently: a lock body and handle set replacement lands at $350 to $600, while a full GAF door slab with prepped jambs runs $1,200 to $2,500 installed. What drives the range is mostly glass type: Low-E laminated glass runs about 40% more than standard annealed, and it’s worth it in Orlando sun. Every quote is written, line-by-line, before any work starts. The number on the invoice is the number you approved. If a part we install fails within a year, the 365-Day Done Right Promise means we come back and make it right, in writing, no argument.
DIY or Call Us?
You can safely clean the weep holes with a stiff brush and a shop vac. You can also check hinge screws with a screwdriver: if they spin without tightening, that’s your door scrape, and packing the screw hole with a wooden matchstick will buy you a few months. But the moment you are dealing with a glass pack under vacuum, a balance spring under tension, or a multi-point lock with internal linkage, stop. A window glass pack weighs 40 to 60 pounds, and the tension-loaded balance shoe can fire out of the frame if you release it wrong. That’s a hand injury waiting to happen. We stock the common GAF balance shoes, weep caps, and lock bodies on the truck, so most Orlando calls are one visit, not two. Call (850) 809-0306 and we’ll schedule the visit, confirm the part match before you pay anything, and leave the jobsite clean.
FAQs

Expect 12 to 18 years for a GAF window in an Orlando home before the seal fails or the hardware wears out, with north-facing units lasting longer than west-facing ones that catch afternoon sun. Doors hold up longer, often 20 to 25 years, because the failure points on doors are hardware, not glass seals. If you’re past year 15 and noticing fogging, you’re on schedule. Call (850) 809-0306 if you want us to check the whole house and tell you which units are next.
The glass pack itself can be replaced without replacing the entire window frame. We remove the old sealed unit, set a new one in the existing frame, and re-glaze with new stops. It costs roughly half of a full window replacement and keeps the original frame and trim intact. Call (850) 809-0306 for an exact quote on your specific window size, estimates are free.
Most single-window glass packs or door lock replacements take 45 to 90 minutes once we’re on site. Full window replacement with frame work runs 2 to 3 hours per window. We confirm the part match before we arrive, so there’s no second trip for a wrong size. Call (850) 809-0306 and we’ll give you a real time window, not a four-hour shrug.
We stock the common GAF balance shoes, weep caps, door lock bodies, and handle sets on the truck. Glass packs are ordered per job because the Low-E coating and gas fill are specific to each model and size, and we don’t cut corners with generic units. The order usually takes 3 to 5 business days in Orlando. Call (850) 809-0306 if you need us to verify what we have before you schedule.
