James Hardie Roofing: The Orlando Owner’s Guide
We install and repair James Hardie roofing products across Orlando, with most replacement jobs landing between $400 and $1,800 depending on the part, the pitch of your roof, and whether we’re repairing one section or swapping a full run. If you’ve got a cracked HardiePlank lap siding panel that’s letting water behind your roofline, a failed HardieSoffit panel that’s sagging over your porch, or Fascia board pulling away from a gable end, we can usually match the profile and get it fixed within the week. The way most Orlando homeowners find out a part failed is the same: a rainstorm blows through, then a water stain shows up on the ceiling or a soffit panel starts flapping in the wind. By then the damage underneath has been working for a while.
Which James Hardie Models This Applies To
James Hardie makes a full exterior envelope system, not just lap siding, and the parts that interact with your roof are specific. The main lines we work with in Orlando are HardiePlank lap siding (the horizontal boards running along gable ends), HardiePanel vertical siding (often used on porch ceilings and shed dormers), HardieSoffit (the vented or non-vented panels under your eaves), and HardieTrim boards (the fascia, corner boards, and window trim that frame the roofline). Each product line has its own dimensions, and the gotcha is that HardieTrim is not interchangeable with HardieSoffit, even when both look like a flat board from the ground. Soffit panels are typically 12, 16, or 24 inches wide and either vented or solid, while fascia trim comes in 6, 8, or 12-inch widths with a smooth or wood-grain face. The fastest way to identify your part is to measure the exposed face width and look for the stamped product code on the back of a loose piece, if you can safely reach one. If not, we can match it from a photo and a measurement from the ground.

Signs Your James Hardie Roofing Is Failing
- Water staining on the underside of your eaves. This usually means a HardieSoffit panel has cracked or pulled away from the framing, and Orlando’s afternoon downpours are driving moisture straight into the gap. Left alone, the water wicks into the rafter tails and you’re looking at rot, not just a soffit swap.
- Fascia board pulling loose at the gable end. HardieTrim fascia is fiber cement, which holds up to Florida sun better than wood, but the fasteners can back out over time as the framing behind it expands and contracts. A gable-end fascia flapping in a windstorm can rip a whole run of panels off if one corner lets go.
- Visible cracks at the corners of doors or windows on upper stories. HardiePlank above a roof line takes the brunt of storm-driven rain, and any crack at a corner is an entry point. Cracks also mean the board has been stressed by movement or impact, and fiber cement does not reseal itself.
- Soffit panels sagging or bowing between rafters. HardieSoffit is rated for specific span distances, and if the original installer skipped a support channel or undersized the framing, the panels will start to sag. In Orlando’s humidity, a sagging panel collects condensation and grows mold faster than you’d expect.
- Gaps at the joint where your roof deck meets the fascia. This is the classic drip-edge area. If water gets behind the fascia, it runs down inside the wall cavity, not outside. You won’t see the leak from the ground until it’s through the ceiling below.

AfterReplacement Cost & What’s Included
For James Hardie-specific roofing repairs in Orlando, you’re looking at $400 to $1,800 for most jobs. A single fascia board replacement with matching HardieTrim, new flashing, and paintable caulk runs on the lower end. Replacing a full run of vented HardieSoffit along a 30-foot eave with new support channels and paint lands closer to $1,200 to $1,800. Roofing-related siding repairs fall in the middle, depending on how many boards need to come off and whether the water barrier behind them needs replacing. Every estimate from us is a written, line-item price before any work starts. The number on the invoice matches the number you approved. That includes the part, the labor, the fasteners, the flashing, the sealant, and the cleanup. We back every repair with our 365-Day Done Right Promise: if it’s not done right, we make it right, in writing, for a full year. If a repair fails inside that year, the second visit is free.
DIY or Call Us?
Most James Hardie roofing parts are not high-tension dangerous the way a garage door spring is, but they are high-ladder dangerous, and that’s where Orlando homeowners get hurt. A soffit or fascia repair means working off a ladder, sometimes two stories up, often on the sloped side of a gable. If you’re comfortable on a ladder and the damage is on a single-story porch eave, you can safely inspect from the ground with binoculars, but we don’t recommend pulling fiber cement apart yourself. The cuts throw silica dust, the panels are heavy and brittle, and a bad flashing detail will leak worse than the original failure. What you can safely do is take photos, measure the exposed width, and call us. Luca Romano has spent nearly two decades looking at Central Florida exteriors, and the number of jobs that started as a $200 weekend DIY and ended as a $2,000 water damage claim is not small. Good work doesn’t need a speech – it just needs to hold up. If you want it to hold up, call (850) 809-0306 and we’ll come look at it for free.
FAQs

James Hardie fiber cement products carry a 30-year limited warranty, but in Orlando’s heat, humidity, and afternoon storm cycle, we typically see fascia and soffit panels needing attention between year 12 and year 20, usually from moisture-related fastener failure rather than the material itself breaking down. Call (850) 809-0306 and we’ll tell you honestly whether yours has years left or needs to be swapped now.
A hairline crack in a HardiePlank lap board can sometimes be sealed and painted if it’s caught early, but a cracked fascia or soffit panel should be replaced, not patched, because the panel’s structural edge is where it hangs onto the framing. For an exact answer, call (850) 809-0306 and send us a photo – estimates are free.
A single fascia or soffit panel replacement in Orlando takes us half a day including setup, removal, flashing, install, caulking, and cleanup. A full eave replacement with multiple panels and paint typically runs one to two days depending on the roofline height and weather.
We stock common HardieSoffit panels, HardieTrim fascia boards, and the matching fasteners and flashing on our trucks in Orlando, but specific widths and colors sometimes need a supplier order, usually a two to three day turnaround. We’ll confirm availability and get you a written price before anything is ordered.
If your James Hardie roofing part is failing, don’t wait for the next Orlando storm to find the weak spot for you. Call (850) 809-0306 for a free estimate, and we’ll send a background-checked, uniformed technician with a live arrival time and a written price before any work begins.
