Jerith Home Additions & ADU: The Orlando Owner's Guide

We install and service Jerith-compatible home additions and ADU structures across Orlando, with full project builds typically running $45,000 to $130,000 for additions and $90,000 to $220,000 for a complete ADU. That price includes permits, foundation work, framing, roofing, electrical, plumbing, and finish-out. We're Sawyer Remodel Orlando, an independent contractor, not a Jerith dealer or affiliate, but we work with Jerith products regularly enough to know how they behave in Florida's heat and humidity.

Call (850) 809-0306

Most owners call us because their existing structure has a part that's quietly failing; a door jamb swollen out of square, a wall tie that's losing its grip on the slab, or flashing that's started pulling away after a decade of afternoon thunderstorms. The structure itself may look fine from the sidewalk. It's the connectors, the seals, the brackets, and the fasteners that fail first. And in Orlando, where we get 50-plus inches of rain a year and summer humidity that sits at 90% for months, those failures accelerate faster than they would in, say, Phoenix.

If you have a Jerith addition or ADU and suspect a structural connector, window flange, or threshold is compromised, we can match the part, price it, and install it. Call (850) 809-0306 and we'll send someone who knows what to look for.

Which Jerith Models This Applies To

A wide opening with a new beam where the kitchen wall was removed

Jerith has produced several lines of aluminum and steel structural products over the years, and the compatibility question is always the first thing we check. If your structure has a manufacturer label, look for a series number stamped on the inside of the door frame, the bottom rail of a window, or on the post cap of a patio cover or screen enclosure. Common Jerith series numbers we see on Orlando properties include the 500, 700, and 900 series, with the 700 series being the most frequently installed on single-family homes and small ADUs built between 1998 and 2015.

The gotcha with Jerith parts is that older 500-series hardware doesn't always interchange with 700-series profiles, even when the visible dimensions look identical. The channel depth differs by about 1/8 inch, which is enough that a replacement roller or hinge will bind or fall out. We measure before we order. Aftermarket equivalents exist and are often fine, but for anything load-bearing, like a sliding door track or a post anchor, OEM Jerith is the better call. For non-structural trim and weatherstripping, quality aftermarket works and costs less.

Signs Your Jerith Home Addition or ADU Is Failing

  • Doors stick or drag in the frame. In Orlando's humidity, aluminum and steel expand and contract constantly. If your sliding door or entry door starts catching mid-track, the floor rollers or hinge plates are wearing and the door is settling out of square.
  • Water staining around wall-to-floor joints. This is usually the wall base channel or the threshold flashing failing at the slab. It starts as a brown line and turns into peeling paint, then drywall damage.
  • Loose or leaning posts on a patio cover or screen enclosure. The post base anchors are the weak point. Once one anchor rusts through, the post shifts and everything it supports moves with it. Florida rain pooled at the base accelerates this fast.
  • Windows that rattle in the frame or fog between panes. The glazing bead or the seal has failed. A rattling window is a cheap fix. A fogged insulated unit means the whole glass pack needs replacing.
  • Gaps opening at the roofline or where the addition meets the main house. This is the connection point failing; often the flashing or the structural tie. This one is serious because it lets water into both structures at once.

Replacement Cost & What's Included

A garage converted into a guest room and home office

For a full Jerith-compatible home addition in Orlando, expect $45,000 to $130,000. ADU construction runs $90,000 to $220,000. Those numbers include what most bids leave vague: permits, engineered drawings, foundation, framing, rough electrical and plumbing, insulation, drywall, flooring, and final finish. We put every line in writing before a single tool comes off the truck.

For part-level repairs, the math is different. A door roller replacement might be a few hundred dollars. Re-anchoring a post runs $400 to $1,800 depending on access and whether the concrete needs repair. Replacing a failed sliding door track is usually $600 to $2,500 with labor. You won't get a mystery invoice from us. The Relay Visibility Guarantee means the written price is the price you approved, and our 365-Day Done Right Promise covers the work for a full year. If a repair fails, we come back and fix it at no charge.

DIY or Call Us?

Some things you can check yourself: look at the post bases for rust, run the doors and feel for drag, and inspect the flashing where two walls meet. That's diagnostics, not repair. The actual fix on a failing structural connector, a sliding door track, or a water-damaged wall-to-slab joint is not a weekend project. These are load-bearing connections, and a wrong fastener or an under-tightened anchor in Florida's wind zone can become a bigger problem than the one you started with.

If you're handy, you can replace weatherstripping or clean out a track. If the part you're holding is a hinge, a roller, a post base, or flashing, call (850) 809-0306. We'll tell you over the phone whether it's worth a service call or something you can handle with a screwdriver. Luca Romano has been doing this long enough to give you a straight answer, not a sales pitch.
