PGT Construction in Orlando, FL | Sawyer Remodel Orlando
We provide independent PGT window and door service across Orlando, from College Park bungalows to the slab-on-grade subdivisions ringing Lake Nona. What makes our PGT work different here: we build every install and repair around Orlando’s drained-wetland reality, not a generic coastal hurricane playbook. Our crews work on PGT WinGuard, Eze-Breeze, and 5500 Series products weekly, and we stock factory rollers, balance systems, and weatherstripping locally so we’re not waiting on a distributor in Tampa. Call (850) 809-0306 for a free estimate on any PGT window or door, repair or full replacement.
Why Orlando Residents Choose Us for PGT Service

PGT windows and doors carry a serious reputation for impact resistance, but that reputation only holds if the install and the parts underneath are right. We’re not a manufacturer-authorized dealer. We’re an independent PGT service provider, which means we’re free to tell you when a repair makes sense instead of pushing a replacement, and we source factory components where they matter. Luca Romano runs our Orlando crew. He trained in finish carpentry and structural work at Los Angeles Trade-Technical College and has spent nearly two decades putting PGT products into Central Florida homes, including plenty in College Park where older bungalows punish sloppy flashing. Good work doesn’t need a speech – it just needs to hold up. That’s the standard on every PGT job we touch.
We also run every project under The Relay Visibility Guarantee: a written price before work starts, live arrival time tracking, and photo updates before and after. You’ll know who’s walking into your home, when they’ll arrive, and exactly what the job costs before a single tool comes out of the truck.

Common PGT Construction Problems We Solve in Orlando
PGT builds solid products, but Orlando’s climate finds the weak spots faster than most places. Here’s what we see most often, tied to why it happens here:
- Roller track corrosion on older PGT sliding glass doors. Orlando’s humidity runs high year-round, and in neighborhoods with mature oaks, pollen and leaf debris pack into the track and hold moisture against the rollers. The result: a door that binds, scrapes, or won’t lock because the rollers have rusted solid. We replace rollers with PGT factory parts, clean the track, and reset the lock plate.
- Interlayer clouding in laminated WinGuard glass. Laminated glass has a plastic interlayer between two panes that holds the glass together on impact. After enough Central Florida UV exposure and thermal cycling, that interlayer can haze or cloud, especially on west-facing elevations. The fix is usually a glazing replacement, and we’ll tell you straight if the frame still has life in it or if you’re better off replacing the whole unit.
- Weep hole blockage on sill frames. PGT frames have weep holes along the bottom track that drain water out of the sill. Orlando’s pollen seasons, construction dust, and the fine muck that blows off drained wetlands clog those holes. Water backs up, runs inside the track, and stains stucco walls below the window. We clear the weep holes and confirm the sill slope is draining the way PGT designed it to.
- Worn balance springs on WinGuard single-hung windows. WinGuard windows are heavy because the laminated glass is thick. In two-story Orlando homes, those balance springs work hard every time someone opens a sash. When they fatigue, the window won’t stay up or takes serious muscle to lift. We replace balances with factory-spec parts and tune the window so it operates with one hand.
- Lock misalignment after slab settlement. Orlando’s expansive clay soils and high water tables move slabs. A door that deadbolted fine at install can be out of alignment two years later because the slab settled a quarter inch. We reset strike plates, adjust hinges, and when the movement is more than minor, we talk to you about the foundation question separately.
PGT Service in Orlando: What Local Conditions Mean for Your Equipment
Here’s the thing most out-of-town crews don’t plan for: Avalon Park and Lake Nona sit on drained wetlands. The water table is only 3 to 6 feet below grade in many of those neighborhoods. That shallow groundwater means moisture is constantly wicking up through slab edges, into stucco, and finding its way to window and door rough openings. When we install PGT doors or windows there, we flash and seal for that condition specifically, using sill pans and vapor barriers that aren’t necessary in Winter Garden or Oviedo, where the ground sits higher and drains differently. If a previous installer treated a Lake Nona home like it was dry inland Florida, you’ll see water staining around the frame corners within a couple of rainy seasons. That’s the difference between knowing PGT as a product line and knowing how PGT performs in Orlando’s actual soil.
PGT Models & Products We Service in Orlando
We work on the PGT lines most common in Central Florida, including PGT WinGuard Vinyl, PGT WinGuard Aluminum, PGT Eze-Breeze porch enclosures, and the PGT 5500 Series. For repairs, we source factory parts where they matter: rollers, balance systems, and weatherstripping come from PGT’s supply chain so the replacement matches what was originally installed. We use quality aftermarket glazing only when factory lites are discontinued, which happens on older models. Clouded glass on a discontinued unit shouldn’t force you into a full replacement. If the frame is structurally sound and the seals are intact, we’ll glaze it and get the window back in service.

FAQs – PGT Construction in Orlando
Yes. PGT WinGuard products are tested and approved for use in High Velocity Hurricane Zones, so they meet and exceed Florida Building Code requirements for Orlando. Orlando is outside the HVHZ boundary, which means the code requirement here is less strict than Miami-Dade, but WinGuard windows and doors carry HVHZ approval anyway. If your insurance company wants documentation, we can confirm the product ratings on your specific units.
Orlando’s summer humidity swells the weatherstripping and rusts roller bearings on older tracks, so a door that slides fine in January binds in August. The humidity also makes oak pollen and debris stick to the track instead of blowing off. The fix is usually new factory rollers, a cleaned and lubricated track, and fresh weatherstripping. Call (850) 809-0306 and we’ll tell you exactly what’s wrong before quoting the repair.
We can often replace the glazing unit without a full sash replacement, especially when the frame and hardware are still sound. PGT WinGuard laminated lites are built to hold together under impact, but clouding or seal failure means the glazing unit needs to come out. If factory lites are still available, we source them. If PGT has discontinued the line, we use quality aftermarket glazing that matches the thickness and tint. When the frame is rotted or the seals are shot throughout, we’ll tell you replacement is the smarter money.
It depends on the frame’s condition. Eze-Breeze panels are vinyl-glazed and designed to flex, so a storm can pop a panel out without bending the aluminum frame. If the frame is straight and the tracks are intact, replacing the panel and reseating it is a straightforward repair that’s usually worth doing. If the frame twisted or the corner joints opened up, you’re likely better off re-enclosing. We’ll give you the honest comparison in writing so you can decide.
On slab-on-grade stucco homes, which is most of Orlando’s post-1980 housing stock, we handle this as part of our Bathroom Remodeling in Orlando expertise-cutting back the stucco, flashing the rough opening with a sill pan designed for shallow-water-table conditions, setting the window, and then re-lathing and stuccoing the perimeter so the system drains out, not into the wall. In drainage-sensitive neighborhoods like Avalon Park and Lake Nona, we add a vapor barrier detail that isn’t standard on higher ground. The goal is an install that keeps water outside where it belongs, even with the water table sitting a few feet below your slab.
