Wellborn Windows & Doors: The Orlando Owner’s Guide
If you have a Wellborn window or door that’s sticking, leaking air, or has a failed latch, you don’t need to rip out the whole frame and start over. We replace Wellborn-compatible sashes, balances, rollers, hinges, and hardware across Orlando, and the parts go in faster and cleaner than most people expect. Installed costs for Wellborn window and door repairs in this market generally land between $400 and $1,800, with full window replacements running $4,500 to $15,000 when the frame itself is gone. Most owners find us because a window suddenly won’t stay up, a door drags against the jamb after a humidity spike, or a lock no longer catches cleanly.
Which Wellborn Models This Applies To

Wellborn builds cabinet lines more than windows, so when we talk Wellborn windows and doors around Orlando, we’re usually working on the millwork and trim packages that tie into Wellborn cabinetry, plus the window and door units spec’d on those same remodel plans. The parts that fail are rarely Wellborn-branded hardware; they’re the operator components: the spiral balances on a double-hung, the roller assemblies on a sliding door, the multi-point lock strip on a French door. The gotcha: Wellborn trim profiles run deeper than stock big-box casing, so a new window flange or door threshold has to be shimmed and flashed to match that reveal. Get it wrong and you’ll see a 1/4-inch shadow gap that no amount of caulk will hide.
OEM versus aftermarket: for latches, locks, and hinges, a quality aftermarket equivalent often costs 40 to 60 percent less than the OEM part and wears the same. For balances and roller assemblies, we go OEM whenever the window or door is still under warranty because Wellborn’s tolerances are tighter than most generic parts are built for. If you can find the label: look for a small silver or white sticker on the frame edge, usually on the hinge side or the top rail. That sticker carries the series and size code, and it saves us a call back to measure twice.

Signs Your Wellborn Windows & Doors Is Failing
- The window drops when you let go. That’s a failed spiral balance or broken tension spring. In Orlando’s humidity, the grease inside the balance tube breaks down and the spring loses grip. It’s not your frame; it’s a $12 to $40 part.
- The door scrapes the threshold or the top jamb. Most likely a worn roller on a slider, or a sagging hinge on a swing door. Central Florida’s wet-dry cycles swell the door slab slightly, and a roller that was marginal last winter won’t clear it by August.
- Air leaks or daylight around the sash. The weatherstripping has compressed or the sash cam is out of adjustment. This is the one repair where the part is cheap but the time adds up, because the sash has to come out to get the gasket seated right.
- The lock doesn’t catch, or catches halfway. On a French door, the upper and lower shoot bolts are out of sync with the strike plate. On a single hung, the lock cam is stripped. Either way, a new keep or a realign usually solves it without replacing the whole handle set.
- The window fogs between the panes. That’s a failed insulated glass unit, or IGU seal. The fix is a glass pack replacement, which is cheaper than a whole new window but has to be ordered to the exact size. We measure, order, and re-bed the glass, usually in one trip plus the glass lead time.

AfterReplacement Cost & What’s Included

Here’s what Orlando homeowners typically pay us, installed, for Wellborn-compatible window and door repairs:
- Single sash balance or spring replacement: $400 – $800 depending on access and whether the sash has to be re-tensioned from the top.
- Sliding door roller and track service: $500 – $1,200, more if the track itself is grooved and needs to be ground or shimmed flat.
- French door lock strip, shoot bolts, or hinge realign: $500 – $1,400; a full multi-point lock assembly runs toward the top of that range.
- IGU glass pack replacement: $800 – $1,800 per sash, driven by glass size, Low-E coating, and whether it’s tempered.
- Full window replacement, Wellborn trim match: $4,500 – $15,000 project-wide, depending on how many openings and whether we’re pulling trim or leaving it in place.
Every repair includes the part, the labor, the cleanup, and our written guarantee. The 365-Day Done Right Promise covers the work for a full year: if the same part fails or the same symptom comes back, we make it right, in writing, at no charge. You’ll get a written price before any work starts, and the number on the invoice is the number you approved. No change orders on a simple repair, no surprise trip charges.
DIY or Call Us?
Some checks you can do safely: look for the sticker I mentioned, snap a photo of the failed part, and note whether the problem gets worse with temperature or after rain. That saves a diagnosis trip. But window balances are under real tension, and a spiral balance that’s wound wrong can take a finger or crack glass when it releases. Sliding door rollers mean lifting a door slab that weighs 80 to 150 pounds. If you don’t do this every week, that’s how you hurt your back or shatter a panel. We’d rather you call (850) 809-0306, send us the photo, and let us bring the part and the right tool on the first trip. Good work doesn’t need a speech – it just needs to hold up.
FAQs

A Wellborn-spec window or door in Orlando should give you 15 to 25 years on the frame, but the moving parts – balances, rollers, locks, weatherstripping – are wear items, and most of them need service somewhere around years 8 to 12. For an exact read on your unit, call (850) 809-0306 and we’ll tell you what to look for.
If the frame is square and the sash isn’t rotted or bowed, the part is replaceable, and that’s almost always cheaper than a new window. We only push full replacement when the frame itself is soft, out of square, or the flashing has failed. Call (850) 809-0306 for a free assessment.
Most single-part repairs take 45 minutes to two hours on site, plus the time to order the exact part if we don’t have it on the truck. We’ll confirm the arrival time and send before-and-after photos the same day. Call (850) 809-0306 to schedule.
We stock the common failure parts: spiral balances in the most used sizes, roller assemblies for sliders, lock keeps and cams, and a full range of weatherstripping. Odd-size or warranty-covered parts get ordered direct and installed on the second visit. Call (850) 809-0306 with your model number and we’ll check stock while you’re on the phone.
